The Challenge We Solve
Every commercial construction bid starts the same way: a spec book lands on the estimating team’s desk — 500 to 2,000+ pages across multiple volumes, plus drawing sets, addenda, contracts, and geotechnical reports.
What follows is weeks of manual work:
- Reading every spec section and classifying it by trade
- Building scope packages for subcontractor bidding
- Soliciting bids from dozens of subcontractors across 29+ trades
- Reviewing each sub’s bid response for exclusions, gaps, and risk
- Assembling a comprehensive GC proposal with coverage analysis

Who Builds It
Jim Smith, Ph.D., P.E.
Founder · McLean, VA
Jim Smith founded TeraContext.AI inside Joshua8.AI, the AI venture studio he runs in McLean, Virginia. He is a registered professional engineer whose training spans electrical and structural work, which is why reading a spec book and a drawing set side by side is familiar ground rather than an AI demo.
Earlier in his career he developed MEMS technologies at Sandia National Laboratories, held VP of engineering and director of technology roles at L-3 Communications, Honeywell and AlliedSignal, and co-founded Transparent Networks. He has since led more than 20 technology investments. He holds a Ph.D. in engineering from Penn State and an MBA, and is a senior member of the IEEE.

Why Construction?
We chose to focus exclusively on commercial construction because:
- The document complexity is extreme — No other industry routinely works with 500-2,000+ page specification books organized by industry-standard WBS formats
- The estimation workflow is manual and time-consuming — Spec decomposition, scope packaging, and bid management are still done largely by hand
- The cost of missed scope is massive — Sections not captured in scope packages become change orders
- The expertise required is deep — Understanding industry-standard WBS formats, classification, trade boundaries, and subcontractor scoping requires specialized knowledge
